Housing plans submitted for former Dundee hospital site

Liff HospitalDevelopers have submitted plans to build homes on the site of a former Dundee hospital.

Kirkwood Homes hopes to build 18 detached houses on a new street extending from the junction of South Drive and East Road in Liff.

If approved, the development would be the fourth phase in the creation of a housing estate in the West Green Park area formerly occupied by Liff Hospital.

Planning firm Emac said that each home would have at least four bedrooms and three parking spaces.

In a statement, the firm said: “A marketable range of house types are included within the layout with high quality materials being proposed.

“Combined with a street layout that makes provision for a range of users, the development will meet the aspirations of the wider and previously constructed development from a visual amenity and quality perspective.”

According to the Evening Telegraph, proposals for development at the former Liff Hospital were first approved by Dundee planners in March 2005.

The West Green Park area has since been earmarked for new-build homes by a number of developers – something the applicant hopes will work in the new proposal’s favour.

Emac also argues that the new development will fit well into the existing developments.

The statement added: “The site benefits from the implementation of a previous consent for residential development and planning permission for such use has therefore been secured in perpetuity.

“There are long-established records of red squirrels in the adjacent woodland within the grounds of the former Royal Dundee Liff Hospital.

“These are the subject of a management agreement by the West Green Park Residents Association, now involving a collaboration of some volunteers and some annual WGPRA funding.

“The overall scheme will continue to be developed with the principles of linkage to nearby neighbourhoods.”

The application added: “For reasons linked to variations in the local economy, the housing mix is proposed for revision from that previously approved and this change will introduce larger house types with slightly larger footprints.

“This change is required to reflect the current market demand and also provides a greater range of housing choice within the Liff area.

“The change also reflects the number of units, 18, as proposed within the original planning consent.”
