Levelling Up Real Estate will create a 383-bed development on the derelict site of a former John Street pool hall, which has lain empty for a decade.

The building will come with its own cinema room and study facilities, along with a courtyard.

A Proposal of Application Notice lodged with Aberdeen City Council by Halliday Fraser Munro last year detailed a “proposed major residential or quasi-residential (sui generis) use - potentially flats, build to rent private rented accommodation, student housing, serviced apartments or a mix of these plus supporting facilities and infrastructure” at 92-126 John Street.

The land next to the Woolmanhill student flats was previously occupied by tenements, then later a small shopping centre and finally the Ambassador snooker hall.

Aberdeen Civic Society raised concerns about the height of the new structure, which will range between four and seven storeys. It argued that it would be “too high for the residential area”, with neighbouring buildings being “overshadowed”.

But planning officials dismissed those concerns, saying that permission had previously been granted for a similarly high building on the site.

The proposal was unanimously approved by the council’s planning committee.
