Almost 50 homes approved for site in Glasgow’s East End
Councillors have approved plans by Keepmoat Homes to deliver 48 new homes on vacant land in Dalmarnock.
The developer intends to build 34 three-bedroom homes, ten two-bedroom properties and four four-bedroom townhouses for private sale at a site bordered by Carstairs Street, French Street, Webster Street and Swanston Street.
The square of land has been vacant since tenement blocks were demolished in the 1970s.
The terraced properties will be mainly two-storey but with feature three-storey bookend townhouses at all four prominent corners.
A central communal amenity area will also be provided with soft landscaping, seating, natural play equipment and outdoor gym equipment.
Planning officials had recommended approval stating there will be “no overlooking or privacy issues” with nearby properties.
A council report added: “The development is considered to have a respectful relationship with surrounding residential development, and does not appear overbearing in scale and massing.”
A design statement submitted with the application explained: “A bespoke range of house types is proposed for this site. This provides a good range of mid-priced unit sizes and types to ensure the broadest market appeal.
“This mix will deliver desperately needed high quality new family housing for Dalmarnock.”
It added: “The main design aim is to recreate a residential city block respecting and addressing the established street pattern. Active outward looking frontage is proposed on all four streets, with parking and amenity space contained at the heart of the block.”
