Bigg submits plans for next phase of Dundashill neighbourhood
Plans for the next phase of a 600-home new community in the heart of Glasgow’s Port Dundas area have now been submitted.
Bigg Regeneration, a joint venture between purpose-led B Corp developer, igloo, and Scottish Canals, is behind the Dundashill development.
Previous phases at Dundashill included 90 Passivhaus flats by West of Scotland Housing Association and 78 townhouses, all rated EPC ‘A’, built by igloo. The third phase completes the ‘top of the hill’ part of the Dundashill masterplan, with homes set to look over the city and canal below.
The next phase of 88 homes, with a mix of 1- and 2-bed apartments, 2- and 3-bed duplex lofts and 3- and 4- bedroom townhouses, with roof terraces overlooking the city, have been designed with people, place and planet in mind by Stallan Brand and HAUS Collective.
The variety of architecture from these Glasgow-based practices will offer residents a choice of house design, internal layout, and garden arrangement. The homes will be low energy, benefitting from enhanced insulation and air tightness, with air source heat pumps and plug-and-play EV charging as standard.
Residents will benefit from attractive green spaces, crafted by Rankin Fraser and delivering biodiversity net gain of >30%, to bring them closer to nature, and nurture the community feel of the neighbourhood, with a mix of private gardens and communal spaces to gather. Construction will again be delivered by CCG, with a focus on a low upfront carbon supply chain, with locally manufactured timber frames, windows, doors and concrete bricks, which use reclaimed materials.
The first buyers at Dundashill moved into the Maltings Wynd phase of the development earlier in 2024, with the development being awarded the Building with Nature accreditation, with a 4* rating from Home Quality Mark expected soon, in recognition of the commitment by igloo to deliver places that are better for people and nature.
Residents at Dundashill can access a range of perks including a Glasgow Tool Library membership, giving them access to tools and equipment. There is also a public art and community building partnership in place with Yardworks, which has so far delivered a mural celebrating industrial heritage, working with local artists.
Gary Watt, development director at igloo, said: “We’re delighted to bring forward the planning application for the next phase of Dundashill. Having welcomed our first buyers into their new homes earlier this year, we’ve seen firsthand the benefits of creating healthy neighbourhoods where people can live and work, as we continue to build a thriving community in Glasgow.
“Dundashill is fast making a name for itself as a new community in the city, offering climate resilient living on Glasgow’s canal, with a rich mix of culture, sports and urban nature right on the doorstep. We’re proud to work alongside our partners to reimagine what it means to live sustainably, healthily and happily in Scotland.”
Construction on phase three of Dundashill is expected to start in summer 2025. The full project team alongside igloo is Stallan Brand and HAUS Collective (architecture); Rankin Fraser (landscape design); Carbon Futures, (energy); Envirocentre, (ecology); G3 (Suds and engineering); Avison Young (Planning advisor); CCG (construction partner); Doig & Smith (Project Managers); Thomas & Adamson (QS).
