New residential property agency Niksen launches in Edinburgh

Edinburgh-based property expert Ben Di Rollo and businessman Ronnie Napier have co-founded a new residential property agency which has pledged to bring an innovative, client-focused approach to residential property sales and new build marketing services.

Opening its doors in Edinburgh’s prime Stockbridge area, Niksen is supported by an in-house team of marketing professionals to deliver a tailored, all-in-one service that aims to transform the way homes are bought and sold.

Inspired by the Dutch concept of “Niksen,” which emphasises slowing down and enjoying life, this ethos translates into the property process, where clients will benefit from a more competitive and seamless experience, whether buying, selling, or developing. Niksen adapts to each client’s needs without the hidden costs of outsourced marketing costs.

With a more client-centric approach to the property market, Niksen said it will deliver bespoke, stress-free services that go far beyond the traditional agency model.

Ben Di Rollo, a highly respected property specialist across residential sales and new build developments, was one of the owners of Coulters and latterly a director at Savills in Edinburgh. Partnered with Ronnie Napier, a successful entrepreneur with established businesses in the construction and recruitment sectors, the duo has joined forces to create a company that is both innovative and personal with an experienced team of four already driving business.

Niksen’s director, Ben Di Rollo, said: “Our goal with Niksen is to provide a service that truly puts people at the heart of every transaction. We believe in doing things differently as beautifully styled homes and remarkable architecture across Scotland deserve to be showcased with the care and quality they inspire. By capturing these properties with exceptional photography and promoting them across the right channels, we maximise exposure, enhancing both visibility and value for every client. Our mission is to ensure that the dedication and effort our clients pour into their homes are rightfully rewarded—that’s what motivates us.

“We showcase not only the home but the lifestyle that comes with it. Whether it’s a countryside retreat or a city dwelling, we make sure the property is presented to the widest, most informed audience by taking a more targeted approach than marketing the property itself. Our focus on in-house resources means we control the quality of our marketing assets such as photography and videos captured in our own style, which we lend us to achieve more editorial features and far better engagement on social media.”

Delivering a new standard in client service, Niksen’s “people-first” philosophy extends throughout the business, which is structured as a Partnership putting people at its heart attracting the best talent in the industries.

Ben Di Rollo added: “We want our people running the business and therefore being rewarded for their hard work.”

As each member of the team is a stakeholder, this ensures personal investment in the success of every transaction. From consultations at the Edinburgh office to creating unique strategies for clients, the team is dedicated to making each property journey a smoother, more personal, and more effective service for their clients.

Commenting on the new venture, Ronnie Napier said: “The Edinburgh market is buoyant but bound by convention in a sense of approach, our aim is to add value at every touchpoint and remove some of the barriers that both private sellers and new developers face in terms of marketing. Clients can benefit from a one-stop-shop approach where every detail from marketing, the practicalities of readying a property for sale to removals to de-cluttering, it’s all managed by us without hidden costs.”

“We have many new ways in which we can assist new build developers, but our most exciting tool enables us to offer bespoke branding, plot selectors CGI’s and an end-to-end marketing strategy delivered in-house against a single agreed fee.”
