Prestwick seafront flats project approved

South Ayrshire Council has approved plans for a six-flat development on the site of the former Prestwick Health and Fitness Club.
The application, submitted by Bothwell-based Logan Bay Ltd with Robert Potter & Partners as agents, outlines a modern residential block designed to complement the coastal setting at Grangemuir Road. The development will rise to a maximum height of 12.2 metres and feature a mix of brick, metal cladding, and extensive glazing.
Key components of the approved scheme include on-site parking for 14 vehicles, 242 sqm of open space, dedicated bin and cycle storage facilities and landscaped areas designed to enhance ecological value.
Despite receiving objections from local residents, primarily concerning the impact on views from adjacent properties, planning officials confirmed that the loss of private views is not a material planning consideration. The council emphasised that the proposal meets all necessary criteria related to land use, environmental quality, and local policy objectives.
The site’s coastal location prompted an assessment of flood risk, which led to a redesign of ground floor levels to meet current flood resilience standards.
The council’s report stated: “The development will contribute to the regeneration of a brownfield site, provide much-needed housing, and enhance the local environment. It meets key sustainability and transport goals, while the incorporation of open space and landscaping supports biodiversity and quality of life.”
Robert Potter & Partners welcomed the approval. The company stated: “Our contemporary design features asymmetrical massing that sensitively responds to the visual amenity of the site and its surrounding context.
“The scheme has been carefully developed to maximise glazing and seaward views to the principal and side elevations, celebrating the site’s urban and coastal setting.
“The development will deliver six luxury dwelling flats, with a mix of two-bedroom apartments and a three-bedroom penthouse with mezzanine — a typology shaped directly by current market demand.
“We’re pleased to have reached this important milestone and look forward to taking the project forward.”
