Springfield Properties to expand Dundee development by 215 new homes

Springfield Properties has secured planning permission to build an additional 215 homes at its Dykes of Gray development on the edge of Dundee.

Under the proposals, 165 houses and 50 flats will be built on land to the east of Dykes of Gray Road.

The houses would be a mix of three and four-bedroom properties, while the flats would comprise two and three-bedroom properties.

An application seeking planning permission for the development was first submitted by Springfield Properties in 2018.

Council planners had recommended the proposals be given the green light in a report which went before councillors on Dundee’s planning committee yesterday.

However, it was recommended planning permission should not be granted until Springfield agrees to financially contribute towards the provision of a school and upgrades to roads.

Springfield previously proposed building a primary school to serve the development and has allocated five acres of land for the site.

To help fund it, families who have already moved into the Western Gateway area paid an extra four-figure “roof tax” when buying their homes.

But the school plans were thrown into doubt last year after Dundee City Council failed to secure Scottish Government funding.

In February, it was revealed the estimated cost of building the education facility had increased to £25 million.

Springfield has said it will continue to work in partnership with Dundee City Council to “assist in the delivery” of the proposed primary school.

In light of the planning approval for 215 new homes, a Springfield Properties representative said: “Today’s decision represents a positive step forward for Dykes of Gray and the wider community. It is already a popular place to live, with a clear demand for new high-quality new homes.

“This approval will allow us to meet local demand and further build on what is fast becoming a thriving community. We look forward to progressing on-site in due course.”
