A shop and car showroom located at 185-187 Dundee Street and 4/5 Dundee Terrace will now be demolished and replaced with a six-storey block containing 206 beds, providing a mix of 52 ensuites and 154 studios.

Commercial space on the ground floor will house a space for the community to be taken over by a local charity. It will operate as a parent, pregnancy centre/hub for families of the city. This, along with the main entrance reception off Dundee Street, will form part of the new active frontage.

Glencairn said it has focused on a design-led approach to enhance the area on this prominent triangular site. The architect practice on the project was Flow Design Architects and the planning consultants involved were Scott Hobbs Planning.

Other project team members include HarrisonStevens, Will Rudd, Gardiner & Theobald and Rybka.

Describing the project on its website, Flow Design Architects said: “Located to the west end of Dundee Street and spanning south onto Dundee Terrace, this landmark building will rise from a busy juncture of the Merchiston, Dalry, Fountainbridge, and Slateford districts.

“The shape and format of the site, colloquially known as a gushet, provides an opportunity to introduce a strong corner aesthetic which will act as a landmark to signify the change in direction of Dundee St at the junction with Dundee Terrace.

“Massing of the proposals has been carefully considered and evolved into an organic form that reflects the movement, flow and dynamism of the site’s history, position and geometry. The resulting body seeks to reconcile and respect the traditional form and urban grain to the south and the fast flowing transport infrastructure that envelopes it.

“Recognising the importance of life quality, a number of contrasting external spaces are proposed at various levels to enhance the lifestyle of the inhabitants and a roof terrace will boast panoramic views to the north across the capital city.”
