As one of the largest detailed planning applications to have been approved in Scottish history, Durieshill spans 600 acres and will include extensive green spaces, schools, shops, and commercial opportunities. With infrastructure work set to commence in 2025, the development will also create over 200 jobs and apprenticeship opportunities for the local community.

The Springfield planning application submitted to Stirling Council maintains the core elements of the previously approved detailed layout and focuses on the first phase of housing and associated land uses at Durieshill. The application sets out a landscape-led approach and prioritises integration with the natural environment, while enhancing the site’s overall quality.

In addition, Barratt Homes has submitted a detailed application on part of the site to substitute the previously approved Springfield house types for those from its own Barratt and David Wilson range. Similar to the Springfield application, the Barratt proposal maintains all key elements from the original planning permission in terms of location of open space, spine road routes and housing parcel locations.

A network of open and easily accessible streets has been designed to optimise connectivity throughout the development. Key features include a balanced split between the built development and preserved open spaces, helping to create a sustainable and healthy community.

If approved, the development will feature landscaped streets, parking areas, and pocket parks to create a welcoming environment for residents. A primary route through the development will be accentuated with tree-lined pathways, while planting in parking areas will reduce the visual impact of vehicles.

The application incorporates a ‘green and blue’ infrastructure network which will see a blend of natural and man-made elements, like parks and gardens with blue elements such as rivers and ponds. Open space enhancements, and meadow planting will also further improve the landscape.

It is hoped that the planning applications will be considered by Stirling Council in early 2025.
